The UK's Tenant Fees Act 2019, which capped fees charged by letting agents, has saved renters an average of £400 per tenancy without leading to higher rents or landlords leaving the market. Recent surveys show, however, that 58% of landlords have increased rent for new tenants, with 35% raising it by 15% or more. Renter advocacy groups are calling for stronger measures to control rent hikes and improve living conditions.
