The Telangana government updated Hyderabad’s building rules effective March 22, 2026, to boost real estate development by relaxing Transferable Development Rights (TDR) regulations.
High-rise buildings are now defined as 21 meters or taller, with up to 10% setback relaxation allowed via TDR, maintaining a minimum 7-meter setback.
Plots between 750 and 2,000 sq m requiring 18–21 meter structures must use TDR, while larger plots can add extra floors—up to five—based on road width.
TDR can also substitute for development charges when roads are altered.
Requirements include submitting half of required TDR at permission stage, with the rest before occupancy certification.
The changes, based on stakeholder feedback, aim to streamline approvals and encourage investment in urban expansion.
