India’s central bank proposes rules to let banks lend to established REITs under strict safeguards.
The Reserve Bank of India has proposed new rules allowing banks to lend to SEBI-registered, publicly listed REITs with at least three years of operations and positive cash flows, capping exposure to any single REIT and its related entities at 49% of its assets.
Loans must be fully secured, avoid bullet repayments, and finance only completed projects with valid certificates.
Banks must monitor fund use to prevent prohibited activities like land acquisition.
A separate 10% limit on total REIT exposure within banks’ commercial real estate lending is also proposed.
The guidelines, open for public comment until March 6, 2026, aim to manage risk while supporting mature REITs.
