Calgary risks losing up to $861 million in federal housing funds if it repeals its inclusive zoning policy, CMHC warns.
The Canada Mortgage and Housing Corporation warns Calgary could lose up to $861 million in federal housing funding if it repeals its blanket rezoning policy, which allows up to four units per lot without extra approvals.
Federal funds, including from the Housing Accelerator Fund and transit and housing programs, depend on maintaining inclusive zoning and avoiding barriers to construction.
Though Calgary has met its housing targets and approved 28,000 new homes in 2025, CMHC stresses that future funding hinges on preserving the current zoning framework.
A public hearing on the repeal is set for March 23.
