House prices in Scotland’s Highland council area more than doubled over the past two decades, with some regions seeing nearly threefold increases, according to Registers of Scotland.
The Wick and East Caithness ward saw prices rise from £55,000 in 2005 to £145,000 in 2025, while other areas like Fort William and Ardnamurchan also experienced sharp gains.
Inverness Central saw a smaller rise of 71%.
Despite a 102% overall increase—matching Scotland’s average—affordability remains a major issue, with median annual pay covering just 19% of the median house price, making Highland among the least affordable regions in Scotland.
