Dublin's proposed office-only redevelopment of St Stephen’s Green faces backlash over lack of housing, with 58 groups opposing the plan, and a decision due late February 2026.
The Johnny Ronan group has criticized the proposed €100 million redevelopment of Dublin’s St Stephen’s Green Shopping Centre for excluding residential units, arguing the office-only plan undermines compact city growth and long-term urban vitality.
In a submission to Dublin City Council, Ronan Group CEO Rory Williams said housing would improve stability and sustainability.
The revised plan by DTDL Ltd, designed by BKD Architects and O’Donnell + Tuomey, aims to house 3,000 office workers and maintain 19,001 square meters of retail space.
Despite efforts to improve urban design and regenerate a brownfield site, the project faces strong opposition from 58 submissions, including from An Taisce, journalist Frank McDonald, and Green Party councillor Claire Byrne, who cite concerns over lost heritage, poor design, and diminished public space.
A decision is expected in late February 2026.
