Nova Scotia cuts first-time homebuyers' down payment to 2% in new pilot program.
Nova Scotia launched a pilot program on February 3, 2026, reducing the minimum down payment for first-time homebuyers to 2% from 5%, making it the first Canadian province to do so.
The program, available for homes up to $570,000 in Halifax and $500,000 elsewhere, is backed by provincial mortgage guarantees through credit unions, eliminating the need for mortgage insurance.
Eligible buyers must be residents, earn $200,000 or less, pass the CMHC stress test, and have a credit score of at least 630.
Previous homeowners who haven’t owned a home in four years may also qualify.
The initiative aims to boost home affordability and accessibility, with no cap on participants.
