Toronto to raise land transfer tax on homes over $3M, starting April 2026.

The tax will rise from 4.4% for properties between $3 million and $4 million to 8.6% for homes over $20 million.
The move, backed by Mayor Olivia Chow, aims to generate about $14 million in 2026 and boost revenue for housing and transit initiatives.
While supporters argue it targets wealthy buyers and promotes fairness, opponents, including some councillors and the Toronto Regional Real Estate Board, warn it may harm the housing market.
The decision reflects ongoing efforts to address affordability through targeted tax changes.
