Stafford Capital Partners has launched a $1.2 billion perpetual timberland fund by consolidating three existing funds, creating a portfolio of 74 assets across the U.S., New Zealand, Australia, and Latin America, spanning over 6.3 million acres.
The fund, backed by institutional investors including UK local government pension funds, will not raise new capital but will focus on active management, including divesting about 28% of holdings to boost cash yields above 8% over the next decade.
It sequestered 2.1 million metric tons of CO2e in 2024 and is projected to remove 17.5 million tons over ten years, with over 200,000 hectares under conservation easements.
The move reflects growing institutional demand for sustainable, long-term forestry investments.
