Cadillac Fairview is suing the U.S. arm of Hudson’s Bay Company for over $75 million in damages after HBC abruptly closed 80 Saks Fifth Avenue locations in Canada in June 2025.
The lawsuit alleges the U.S. arm breached a 2023 indemnity agreement—amended in December 2024—to cover rent, repairs, and other costs when HBC Canada defaulted on leases.
Cadillac Fairview claims it sent multiple demands for unpaid rent, repair expenses, and fees totaling more than $75 million, all ignored.
The company says the vacated properties, many in prime locations, require major infrastructure repairs and were left without tenant maintenance.
HBC has filed a brief statement indicating it will defend the case, but no further details have been released.
The legal dispute remains unresolved.
