Luxury home prices in India’s top seven cities rose 40% from 2022 to 2025, reaching an average of Rs 20,300 per sq. ft., led by Delhi NCR’s 72% surge, followed by Mumbai MMR and Bengaluru at 43% and 42%. Hyderabad saw a 41% increase in luxury prices, with mid and premium homes rising 49% and affordable homes 35%. Despite strong growth, Hyderabad’s luxury prices remained among the lowest in major cities. The luxury segment accounted for nearly 30% of 2.9 lakh homes sold in the first nine months of 2025, driven by high-net-worth demand and economic stability, while affordable housing grew 26% on weaker demand.
