Rental prices across Ireland rose sharply in the third quarter of 2025, with national rents increasing 4.3% year-on-year, marking 18 consecutive quarters of growth. The average two-bedroom apartment now costs €2,080 monthly, while three-bedroom homes exceed €1,700 in many counties. Waterford saw the highest increase at 11.4%, followed by Cork at 9.3% and Galway at over 6%. A severe shortage of rental housing—down 21% from last year to just over 1,900 available homes—drives the trend, with Dublin’s stock falling nearly one-third. Experts, including Professor Ronan Lyons, attribute the crisis to persistent supply constraints and remote work trends, warning that without significant new rental construction, prices will continue to rise.
