Up to 5,300 new homes, including apartment towers up to 10 storeys, could be built in North Wollongong under new state planning rules easing density near the train station.
The changes, part of New South Wales’ Transport Oriented Development policy, apply to a zone east of the station, excluding flood-prone areas, allowing building heights up to 32 meters and increasing floor space ratios.
Projects over 2,000 square meters must dedicate 2% of floor area to affordable housing.
The move follows similar approvals in Corrimal and Dapto, with over 7,100 homes now approved or under assessment across TOD zones in NSW.
