England’s Renters' Rights Bill passes, banning no-fault evictions and requiring landlords to meet decent homes standards.

It bans no-fault evictions (Section 21), ends fixed-term tenancies, and requires landlords to meet the Decent Homes Standard, affecting around 11 million renters and 2.8 million landlords.
The legislation, first promised in 2019 and introduced in September 2024, follows a year of rising rents and aims to provide greater security for tenants.
While nearly 80 amendments from the House of Lords were rejected, industry leaders urge landlords and agents to prepare for implementation, pending official rollout plans.
