AMLI Residential proposes a 56-story mixed-use tower at 669 N. Michigan Ave. in Chicago’s Magnificent Mile, replacing a Nike store. The project includes 498 apartments, 27,000 sq. ft. of retail, 199 parking spaces, a rooftop pool, and 50 affordable units, with additional affordability met through a payment. Designed by Solomon Cordwell Buenz, it aims to boost foot traffic in a retail corridor with high vacancy rates. The development, pending Chicago City Council approval, could create hundreds of jobs and marks a shift toward residential use on the avenue. It follows a broader trend of mixed-use redevelopment amid rising downtown rents.
