In December 2024, the U.S. delinquency rate for mortgages was 3.72%, slightly down from the previous month but up 4% year-over-year, marking seven straight annual increases. Serious delinquencies rose by 5.7%, while foreclosure starts averaged 26,800 monthly, down 6% from 2023. Prepayment activity fell to 0.57%, down 9.8% from November but up 47.2% year-over-year due to rising interest rates. Louisiana had the highest delinquency rate at 8.6%, while states like Oregon and Colorado had the lowest at 2.1-2.3%.
