The sale's potential $5 billion dividend is disputed, and Racing NSW chief executive Peter V'landys states that experts advise the 60-hectare site could generate up to $23 billion over 35 years if sold gradually. The club is considering the sale due to falling revenue from wagering and the need to upgrade facilities to attract future generations of racegoers.
