Rightmove reports that the UK's average property price in April 2023 was just £570 short of its record high set in May 2021, increasing by 1.1% or £4,207 month-on-month. The surge in new sellers and sales agreed for larger, family-sized homes is driving the near-record average prices, with the top of the ladder sector continuing to drive pricing activity at the start of the year. However, the market remains sensitive to prices, and while optimism prevails, it is not conducive to significant price increases.
